Script. Artis Real Estate Investment Trust
Artis REIT is a Winnipeg-based, diversified real estate investment trust and is one of Canada’s most prominent landlords. Since its inception in 2004, Artis has grown from a single retail property to a portfolio of 229 commercial properties representing 25 million square feet of leasable area and over 5.5 billion dollars of assets.
Artis Real Estate Investment Trust is publicly traded on the Toronto Stock Exchange. The REIT’s primary objective is to provide a tax-efficient monthly cash distribution and long-term appreciation in value through the accumulation and effective management of a quality portfolio of commercial real estate.
Artis’ portfolio of office, retail and industrial assets is located across five Canadian provinces and five U.S. states. To manage this extensive portfolio, Artis has seven offices located in Winnipeg, Calgary, Edmonton, Toronto, Minneapolis, Madison and Phoenix employing 225 people, including a highly experienced management team and fully internalized asset and property management platforms.
Artis’ acquisition strategy is focused on environmental sustainability, future growth potential, and assets that have a competitive advantage in their market and asset class. This ensures the REIT is strategically positioned to provide long-term and sustainable growth for our unit holders. The portfolio is approximately 95% leased to a diverse list of quality tenants with a weighted-average lease term of over 5 years.
Over the last decade, Artis has established a solid track record of greenfield developments in both Canada and the U.S. These new developments provide an opportunity to achieve growth at attractive yields while improving the overall quality, energy efficiency and revenue growth potential of the portfolio.
To date in 2019, Artis has completed construction of three state-of-the-art industrial projects in Houston, Texas, totaling over 1-million square feet of leasable area, two of which were fully leased before completion. Artis expects to complete another 350 thousand square feet of new development projects during the remainder of the year, including an industrial project in Denver, Colorado, and a retail project in Winnipeg, Manitoba. This retail project is adjacent to one of Artis’ significant ongoing development projects, 300 Main, a 40-story amenity-rich apartment tower near the corner of Portage and Main, above the Shops of Winnipeg Square and Winnipeg Square Parkade.
As the company continues to optimize its portfolio and deliver brand new best-in-class real estate development projects, Artis is also focused on making improvements to the balance sheet. Artis’ units provide a yield of over 4 percent, which represents a conservative payout ratio of approximately 55%.
